The source now turns the separate asset and liability valuations into the institution’s own economic value. Let A be the market value of all assets and L the market value of contractual liabilities. Equity or net worth is the residual E = A − L. The balance-sheet drawing places L and E together opposite A because assets must equal debt plus the owners’ residual claim.
Apply that identity before and after the interest-rate shock. Initially E₀ = A₀ − L₀; afterward E₁ = A₁ − L₁. Subtracting the first identity from the second gives the highlighted source equation. Every change uses the same convention: new value minus old value.
ΔE = ΔA − ΔL where ΔA = A₁ − A₀ and ΔL = L₁ − L₀
This subtraction is why a fall in debt value is not another loss to add to the asset loss. If assets lose $3 million and debt loses $1 million in market value, ΔE = −3 − (−1) = −$2 million. The debt-value decline offsets part of the asset decline. Contractual repayment obligations are still owed; the statement is about their current economic value.
The size of initial equity matters for interpretation. A modest asset-value decline can consume a large percentage of a small equity cushion. Always distinguish the dollar change in E from ΔE/E₀, the percentage change in the owners’ starting value. This is not the NII formula: the result is an immediate market-value comparison, not an interest-income forecast over the year.
Türkçe açıklama · Net worth: özkaynağın piyasa değeri
A bütün aktiflerin piyasa değeri, L sözleşmeden doğan borçların piyasa değeri olsun. Özkaynak artık değerdir: E = A − L. Bilançoda sağda L ve E birlikte yer alır, çünkü A = L + E. Kaynağın el yazısıyla vurguladığı değişim denklemi bu eşitliğin iki tarih arasındaki farkıdır.
Her değişimi yeni eksi eski yaz: ΔA = A₁ − A₀, ΔL = L₁ − L₀. Sonra ΔE = ΔA − ΔL.
Example: a rise in rates and the asset side
The institution starts with $100 million invested in a three-year bond paying a 10% annual coupon. It finances this with a $90 million one-year deposit promising 10% interest and $10 million equity. At the initial market yield of 10%, both fixed-rate instruments are valued at par. The opening balance is therefore A₀ = 100, L₀ = 90 and E₀ = 10, all in millions of dollars.
Start with the asset, as the source does. Its annual coupon is $100 m × 10% = $10 m, with $100 m principal returned in year 3. The four present-value terms separate all three coupons and the terminal principal. At 10% the source rounds the components as follows:
Now raise the market yield by one percentage point to 11%. The three coupons are still 10 and principal is still 100. Change every discount factor, not the payment promises. At the source’s displayed precision the components become 9.01, 8.12, 7.31 and 73.12:
A₁ = 10/1.11 + 10/1.11² + 10/1.11³ + 100/1.11³ = $97.556285 m ≈ $97.56 m ΔA = 97.556285 − 100 = −$2.443715 m
The new asset value is the same three-year bond price derived earlier, scaled to millions. Do not mistake the rounded components for exact inputs: adding separately rounded terms can introduce a one-cent-equivalent discrepancy. Carry the full discounted sum until the final display.
This asset loss is not yet the equity loss. The liability also needs a new market value. Stopping at −$2.44 m would ignore the source’s central point that interest rates affect both sides of the balance sheet.
Başlangıç piyasa getirisi de %10 olduğundan A₀ = 100, L₀ = 90, E₀ = 10 milyon.
Aktifin kuponu yılda 10 milyondur; üçüncü yıl ayrıca 100 milyon anapara gelir. İlk faizle değer: 10/1,10 + 10/1,10² + 10/1,10³ + 100/1,10³ = 100. Kaynak bileşenleri 9,09; 8,26; 7,51; 75,13 olarak gösterir. Bunlar ayrı ayrı yuvarlandığı için ara toplamın son basamağına güvenmek yerine tam hesap kullanılmalıdır.
Yeni %11 getiride aynı akımlar 1,11’in uygun kuvvetlerine bölünür. Kupon 11’e çıkmaz. Yeni değer 97,556285, yaklaşık 97,56 milyon; aktif kaybı 2,443715 milyondur. Kaynak yeni bileşenleri 9,01; 8,12; 7,31; 73,12 diye yuvarlar.
Bu henüz özkaynak kaybı değildir. Borcun piyasa değeri de faiz artışından etkilenir. Bir sonraki sayfaya geçmeden sadece aktif kaybını E değişimi diye yazarsan, ΔE = ΔA − ΔL denkleminin ikinci tarafını atlamış olursun.
The liability side and the new net worth
The one-year deposit promises principal of $90 million plus one year of interest at 10%, or $9 million. Its only future payment is therefore $99 million. At the original 10% market yield, 99/1.10 = $90 million. When the market yield rises to 11%, the obligation remains $99 million but its present value changes:
L₁ = (90 + 9)/1.11 = $89.189189 m ≈ $89.19 m ΔL = 89.189189 − 90 = −$0.810811 m
Now subtract the two new market values. E₁ = 97.556285 − 89.189189 = $8.367096 million, about $8.37 million. Check the new balance sheet: assets of $97.56 million equal debt of $89.19 million plus equity of $8.37 million at displayed precision.
The asset loses more market value than the shorter liability. The liability decline offsets about $0.81 m of the $2.44 m asset loss, leaving an equity loss of about $1.63 m. The percentage is large because the starting equity cushion was only $10 m. It remains positive, but more than one-sixth of its economic value is gone in this scenario.
Source correction: the bottom line prints “10 − 8.37 = −1.63.” The reported negative result and the accompanying statement of a decrease are economically correct, but the displayed subtraction is reversed. With Δ defined as new minus old, it must read 8.37 − 10 = −1.63. If calculating a positive loss magnitude instead, 10 − 8.37 = +1.63. Keep the sign convention explicit rather than copying an inconsistent equality.
Türkçe açıklama · Borç tarafı ve yeni net worth
Bir yıllık mevduatın vade sonu sözü 90 anapara + 9 faiz = 99 milyondur. Başlangıçta 99/1,10 = 90; yeni faizle 99/1,11 = 89,189189 milyon. Borç değişimi yeni−eski = −0,810811 milyondur. Ödeme sözü 99 olarak kalır, yalnız bugünkü piyasa değeri düşer.
Yeni özkaynak A₁ − L₁ = 97,556285 − 89,189189 = 8,367096 milyon.
Effects of interest-rate changes: gap size and immunization
After the worked example, the source lists gap size, immunization and maturity matching. The intuition is clear: when assets are effectively longer than liabilities, a common rate rise can erode asset value more sharply and leave equity exposed. A larger mismatch can make the institution more vulnerable under otherwise comparable cash flows and initial capital.
But the size of MA − ML is not a complete formula for the interest-rate increase that would reduce net worth to zero. That threshold also depends on the sizes of assets and liabilities, coupons, the distribution of payments and the initial equity cushion. A two-year gap with very low leverage is not economically identical to the same gap with almost no capital. The source’s gap-size statement should be understood as exposure intuition, not a standalone numerical insolvency rule.
Immunization means arranging the interest-rate exposure so that the value being protected is insensitive, or approximately insensitive under stated conditions, to the relevant interest-rate changes. Maturity matching means MA − ML = 0. These are not synonymous. The source explicitly asks whether a zero maturity gap means the institution is immunized; the handwritten answer is No.
To understand that “No,” ask what the maturity measure omits. It averages final payment dates but does not observe how much money arrives before those dates. Two contracts can have the same final maturity while concentrating their economic value at very different times. The next page constructs an extreme example precisely to expose that missing information.
Neden? Ortalama son vade, o tarihten önce hangi tutarların ödendiğini görmez. Aynı son ödeme tarihli iki sözleşmeden biri parasının çoğunu hemen, diğeri sonunda verebilir. Ekonomik değer farklı zamanlara yoğunlaşır. Sonraki uç örnek, süre/duration kavramına ihtiyaç doğuran bu eksikliği açık eder.
Maturity matching does not match cash-flow timing
Both contracts in the source have a final maturity of one year. On the liability side is a one-year zero-coupon bond with face value $100: it pays nothing before the end and $100 at the final date. On the asset side is a one-year loan that pays $99.99 shortly after origination and only one cent at the end of the year.
By final-maturity labels, the gap is zero. By economic timing, the two sides are very different. Nearly all the loan’s value returns almost immediately, so very little is exposed to discounting for a full year. The liability’s entire $100 remains one year away. A change in the one-year discount rate therefore has a much larger effect on the present value of the liability than on the nearly immediate asset payment.
The source concludes that the institution is not immunized even though maturities are equal. The missing concept is duration: a measure tied to the present-value-weighted timing of all the cash flows, not merely the final date. This is a bridge to the next chapter, not a claim that the present source teaches the entire duration model.
No exact early-payment date or market rate is given here, so an exact numerical equity change cannot be deduced without extra assumptions. The qualitative counterexample is already sufficient. When checking a proposed hedge, compare payment amounts and dates—and the value weights on each side—rather than stopping at equal maturity labels.

Work it through yourself
These original practice questions use the lecture’s mechanisms. Write your reasoning before opening the model answer; opening it does not mark your progress.
1. Revalue the same contracts at a different yield
Use the source 100 m three-year 10% coupon asset and 90 m one-year 10% deposit. If the market yield rises from 10% to 12%, find A₁, L₁, E₁ and ΔE/E₀.
A₁, L₁, E₁ ve ΔE/E₀’ı bul.
Check the reasoning and self-assessment criteria
A₁ = 10/1.12 + 10/1.12²+110/1.12³ = 95.196337 m. L₁ = 99/1.12 = 88.392857 m. E₁ = 6.803480 m. ΔE = −3.196520 m and ΔE/10 × 100 = −31.9652%. Full credit requires keeping contractual payments unchanged, valuing both sides, subtracting new-minus-old equity and using 10 m as the percentage denominator.
Türkçe çözüm ve değerlendirme ölçütü
A₁ = 10/1,12 + 10/1,12²+110/1,12³ = 95,196337 m. L₁ = 99/1,12 = 88,392857 m. E₁ = 6,803480 m. ΔE = −3,196520 m; yüzde−%31,9652. Kuponları değiştirmemek, iki tarafı değerlemek, yeni−eski işareti ve 10 milyonluk özkaynak paydası tam çözümün ölçütleridir.
2. Explain the equal-maturity claim
A colleague says: “Our asset and debt both mature in one year, so a yield change cannot affect equity.” Construct the source-based counterargument.
Check the reasoning and self-assessment criteria
Final maturity ignores earlier payments. The source asset pays 99.99 almost immediately and 0.01 after one year, while the debt pays 100 only at year-end. Their final maturities match but their value-bearing cash flows do not. Different discount sensitivities leave net worth exposed. A strong answer identifies duration/cash-flow timing as the missing dimension rather than merely saying the statement is false.
Türkçe çözüm ve değerlendirme ölçütü
Son vade ara ödemeleri görmez. Kaynak aktifi 99,99’u hemen,0,01’i yıl sonunda; borcu 100’ü yalnız yıl sonunda öder. Vade etiketleri aynı, değerin zaman dağılımı farklıdır. Farklı iskonto duyarlılıkları özkaynak riskini sürdürür. Tam cevap eksik boyutun duration/nakit akışı zamanlaması olduğunu açıklar.
